While you can get more information about our level of service and action plan when listing a property on the Selling A Property page, some typical activities have included:

  • Discussing the 'big ticket' areas that might come up in your buyer's inspection. Since inspections are typically the second negotiation point in the process of selling your property, you as a seller may incur unexpected and unwelcome costs So, we will have a specific conversation before listing your property about some possible 'big ticket' areas. Crawl spaces, attics, and roofs - whether we're talking about moisture, leaks or potential rodents - can cause a buyer to walk away rather than even negotiate with you during the inspection. If you have any cause for concern in these areas, we can refer appropriate resources to you to evaluate and correct if needed, before you're told what you need to do by your buyer!

  • Referring a personal organizer if you would like some additional assistance in de-cluttering - better characterized as enhancing the space - prior to selling. Your buyers are going to be looking at and opening everything from refrigerators and pantries to bedroom and linen closets - you are going to want your property and all of its amenities to appear to be sized just right. We will have advised you on what to do; a personal organizer may be just what you need to know how to do it.

  • Taking lots and lots of pictures, inside and outside, flowering plants and the view, design details, custom mantels, pantries and pull-out shelves… anything that helps to entice a prospective buyer viewing them online to want to see your property in person. And we'll take new photos seasonally if you property is still on the market when the 'look' changes.

  • We always accompany the photography with captions - our goal is to lay out the images and verbiage so they 'walk the Buyer through your property.' It's the marketing - making sure your prospective buyers are intrigued by your property and anxious to see it in person - that turns them into a visitor instead of just an online viewer.

  • We also create a video tour of your property - Windermere's Photo Gallery allows us to include a link to a YouTube video - a guided tour of your property, inside and out. Here are some of our latest video tours.

  • The best of the best goes into the flyers, always 4-color. Our colorful and informative flyers are designed to remind your buyer of just what they did see on their first visit.
