The goal with our market statistics overview is to give you the Historical as well as Current information regarding the real estate market in the Puget Sound Area. Whether you are tracking what your current property investment is doing, considering transitioning or adding further investments, this data is key to what the market has done - and is a glimpse to where it may be heading. We are focused here on King, Snohomish and Pierce counties but can include other areas within the State of Washington for you at your request. Evaluating this information and using it to augment your timelines and expectations is part of our commitment of service to you. Just use the Contact Us link to the left to tell us what you need.
We organize the information into 3 different views:
- Residential Perspective - King, Snohomish and Pierce counties. This gives you a multi-year view of single family housing inventory, average selling time, and average selling price of some key markets in the area. This is valuable as it contains information on the volume of homes available for sale (inventory) as well as the very important statistics on properties that have actually closed and sold.
We have three versions of numbers for you. The first is a quarterly view - looking at the average selling prices - again, by quarter - for the past 8 years and the deltas year over year. This gives us more insight into actual trends than looking at year-over-year monthly data, although we've included that information for you too. At the end of each quarter; e.g., when we have the March, June, September, and December final numbers, we will update the quarterly view.
The third version of these numbers is an average for each year. As new data is added for each month, it is included in that year's average. So, overall, 3 different ways to cut the data into more manageable chunks.
- City by City Market Activity. This graph illustrates the average or median listing (asking) price as well as the inventory available for single family housing in the key cities in King, Snohomish, and Pierce counties. Data is tracked for 6 months prior to today. It's a bit difficult to pull out specific statistics from the graph but it is good at showing trends for a given city.
- Monthly Historical Detail. Click on the drop down box to choose a specific geographical area and type of property - residential or condo or both - and we open up a separate window showing you a graph of the number of properties for sale, number that were Pending, and number that Sold EACH month going back five years! Just below the graph you'll get a snap shot showing a summary of changes for the month, year and 5 year peroid. By the way, we'll be adding and updating areas covered by the report on a regular basis - so be sure to check back often.

Residential Perspective
Quarterly View
This data focuses on the Average Selling Price for each month of the past quarter, looking back several years. We use monthly data to calculate the Average Selling Price for the quarter -- balancing out some of the spikes to get a more accurate view. We then give you the delta in dollars, year-over-year, and that number in a percentage as well.
The goal here is to give you a good feel for what the local markets are doing... and the patterns do differ!
Monthly View
Included in this data are 3 key metrics:
- Months of inventory available
(statisticians call 0-3 months of inventory a Seller's market, 3-6 months a Balanced market, 6+ months a Buyer's market)
- Average Combined Days on Market - how long, in days, that the average house takes to sell
- Average selling price -- a much more understandable number than the median
